This Lightweight Home, built on the waterfront in the beautiful Mannum Waters marina, was highly customised to suit the difficult sloping block, the design goals of the customer and the challenging requirements of the development. These factors created an extremely complex build process. With our amazing team of trusted trades and the positive relationship with our customers, this beautiful two storey, pole frame home was built – and the finished product is nothing short of incredible.

The brief for this project was a large family home design, with a major focus on the family living spaces and maximising their views of the river. The customers wanted an extremely open, clean space creating a calming place for the family to come together and relax by the water. Originally designed to be a family holiday home, this home became the family’s main home – due to the
customer becoming seriously ill shortly before the build began. With their kids attending boarding school throughout the year, the customers decided to make this home their family’s new base – a place which was more central for all members of the family to travel to and a place they could all come together to enjoy quality, stress free time. This had a major impact on the overall design, with design goals such as each room having water views becoming a must-have on the customers wish list.

Other design criteria included designing several living spaces throughout – both indoor and outdoor, a deluxe master ensuite with water views and an outdoor living space underneath the home
– which would also be used for parking boats and trailers.

The customer also requested a grand entry with views of the river from the moment you walk in the front door. This meant we needed to design an internal staircase that did not obstruct this view but still made a statement upon entering the home. This design criteria, along with the challenges of the block, the need for vehicle and boat accessibility throughout the site and the guidelines of the development created a complex build from the very beginning. Through a highly customised design process with our team working extremely closely with the customer, all design goals were met. Working cleverly with small jut outs and innovative room positioning – we were able to achieve the goal of river views from every room with the exception of the laundry and bathrooms.

The difficult sloping site meant that this two storey home design needed to be designed to also be a pole frame home. This in itself created many challenges from the design stage to construction, as it is an extremely unique build type. The block itself also required a significant amount of retaining. Throughout the process our team also worked closely with the neighbours to ensure the retaining of the block did not affect their properties in any way.

The block restrictions including a 15 metre waterfront easement and a 25 metre deep building line created limitations when building on the 58.6 metre deep block. The customers also
required vehicle access on the side and back of the block, to allow for parking their vehicles and boats underneath the home. Our team needed to be innovative with the design to ensure all design goals were met within the small building envelope.

Our design team worked extremely closely with the customer and the council to ensure regulations were abided by and after an in depth, custom design process, including making changes
whilst the home was going through council – the customers large 435m2 dream home was successfully designed to fit their 353m2 building envelope.
